EAS offer the total EPC new build package!

EPCs for the Home Information Pack seem to be causing a bit of confusion.
Not only for Vendors but for Builders, Main Contractors and on the odd occasion Estate Agents!


EAS Ltd have received numerous referrals from Estate Agents who have told
vendors that we can produce EPCs for them.
Don’t get me wrong we love having enquiries, but it has highlighted the need to reiterate the difference between the EPC provision.

Which Energy Performance Certificate do I need ?

All new dwellings completed after April 2008 require an On Construction EPC (OCEPC) which is generated by an Accredited person from architects plans and Part L SAP calculations. This OCEPC is mandatory and is for use both by Building Control Officers and for inclusion in the Home Information Pack.

If a house is to be marketed off-plan during its construction a Predicted Energy Assessment (PEA) must now be provided for use in the Home Info Pack. This is again generated from Part L SAP calculations.

This is very different to an EPC for an existing dwelling which is produced from an on site survey by a Domestic Energy Assessor (DEA).

The same is the case for newly constructed non-domestic buildings with the EPC being generated from Approved software and architects detailed drawings and specification.
